I had a fantastic experience thanks to Ella. She was incredibly supportive throughout the entire process and made everything feel smooth and stress free. Her communication was prompt and efficient she always responded to emails quickly and thoroughly. Ella’s professionalism and positive attitude made a real difference. Highly recommended!

Quick and amazing service!

I have had nothing but an amazing time working with Linley and Simpson on moving me into my flat! Ella C Hodson has done everything for me, from showing me around the flat to answering all my questions! Signing onto the tenancy and sorting everything in between has been so easy thanks to all her help! I can't wait for my move-in day!!!

The property management service is…

The property management service is absolutely awful. They do not communicate anything. Sending out extremely overpriced contractors without informing you, so you only find out when your invoiced for works and the money is already taken from the rent.

Stress Free Sale

My partner and I had a very positive experience selling our property with Linley and Simpson.
Their rates are very competitive, and Michael was quick to respond to any queries we had. The property was placed on the market at a realistic price, negotiations were done in a professional manner, and the whole process was stress free.
I have no hesitation in recommending Linley and Simpson, Headingley.

LANDLORDS BEWARE

LANDLORDS BEWARE - We have had nothing but awful service from Linley and Simpson. They have missed getting a yearly gas certificate, causing us to be letting illegally.

Their original inspection when the tenant moved in had extremely bad photos and a description that was not correct, to an extent it is not useable, so if the tenant made any damage we'd not be able to claim costs back.

They have attempted to raise their fees, just by just sending out an email explaining their fees are going up NEXT MONTH despite us signing a contract for their fess less than 7-months ago and they say this will be debited from our next month's rent.

They also said in an email to us, "for your convenience, we are debiting £250 from the next rent we receive from your tenant".

They say this is an emergency fund, no warning, no ask of permission and regardless that a contract was signed less than 6-months before this.

These really are not sound people to be doing business with.

I can also tell you that they take a long time to respond to emails and never answer all the questions in them.

The list goes on...

Amina Afzal has been really helpful…

Amina Afzal has been really helpful with the issue I had with my mixer tap in the kitchen . She dealt with the matter efficiently and resolved the matter quickly. The new tap was fitted and I was informed step by step from the day I reported the issue to the day the tap is installed .

Professional, helpful and friendly service

Our first contact with Linley & Simpson was for a purchase, we viewed the property and successfully had an offer accepted. The purchase went smoothly and apart from a slight problem with our solicitor moved towards completion. During this period we then asked for our current home to be valued and got a great valuation and decided to sell. The team was excellent, we met a number of them throughout both the purchase and sale, we accepted an offer soon after putting our property on the market. Throughout we were kept updated by Inez both for the purchase and the sale, her professional attitude and friendly manner made a stressful and often complicated process seem very easy indeed, this being our first move for more than 40 years. We would recommend Linley & Simpson to anyone, their service is exceptional.
