If you're looking to sell or remodel your home in 2017, listen up: The real estate agents at Redfin have rounded up seven design features and materials that you should consider installing to get the most bang for your buck on the market, plus two fads that are quickly losing their appeal with potential homebuyers.What do you think of the home decor elements that made their way onto this list?

In: Stainless Steel

This material has been a popular home feature for more than five years now, and it's not going away anytime soon. "Stainless steel is usually equated with a recent remodel, meaning the appliances aren't very old," Timothy Maller, a Baltimore Redfin real estate agent said. "Very often it could help quicken the closing process on a home, since homebuyers feel like they won't have to do much renovating in the kitchen if they see stainless steel in there."

In: Freestanding Tubs

Though it's not a bathroom necessity, it is a little piece of luxury that interests many buyers. "It's somewhat of a bonus if a home has a freestanding tub," Maller said, "because that usually means the home was recently remodeled. That's a plus for homebuyers who don't want to have to do work on the bathroom once they move in."

In: Smart Home Features

Home buyers want a house that's smartphone friendly. The ability to access security systems, heating and cooling systems, and various devices throughout a residence via app makes it even more sellable.

In: Minimalism

Open floor plans and neutral colors are big with buyers right now—especially millennials. Simple designs also allow potential buyers to better envision themselves in the home, which can make a place sell faster. (Though, this might be one trend that will soon be on its way out.)

In: Quartz

Quartz countertops are versatile, timeless, and require little upkeep, making them the new go-to choice for kitchens and bathrooms. "Someone might pay a little more for a home if they see quartz counter tops," Maller said. 

In: Marble

If you're looking for a material that's less expensive than quartz, opt for marble. It's a beautiful option that's a favorite amongst today's buyers.

In: Built-in Bars

More and more homes are touting their entertaining capabilities as buyers demand spaces designated for parties and hosting guests. Real-estate listing searches for "built-in bars" continue to grow each year, according to Redfin.

Out: Breakfast Nooks

These dining areas are certainly charming and cute, but if you're in the middle of a kitchen renovation, you may want to opt for more kitchen cabinets and countertop space instead, as this is exactly what potential buyers are looking for.

Out: Bamboo Floors

The once trendy flooring material is on its way out. Buyers are now looking for less expensive synthetic options, which can easily be replaced, or more traditional hardwood flooring that can be refinished to their liking.
