The co-hosts of HGTV's 'Listed Sisters' specialize in turning a lived-in house into a quick sell so that the owners—featured in the series, as well—can make a substantial enough profit to purchase a much larger home in an accelerating market. What are some of the most common problems that a seller absolutely must address before selling?


Listed Sisters: Everything is negotiable; a home can be sold 'as is.' However, problems that may come up on a home inspection such as termites, mold, leaks, and high levels of radon, are all red flags for a buyer and should be addressed before putting your home on the market if you hope to see the highest return.

What projects, both aesthetic and structural, can a seller handle on their own, and what should they consider bringing professionals in to fix?


Listed Sisters: Homeowners can tackle the following on their own:
  • Painting
  • Re-caulking bathtub surrounds and anywhere else needed
  • Swapping out old light fixtures;
  • Updating hardware
  • Pulls and knobs in the kitchen and door handles throughout the home
  • Freshening up landscaping

Kitchens and bathrooms remodels are two investments where you will see highest returns.


If you don't feel comfortable enough to change out flooring, call in a professional. Other projects that would involve a professional would be taking down walls, anything structural, and relocating plumbing or electrical.

If a home owner’s budget is on the smaller end, what's not worth investing in prior to selling?


Listed Sisters: If your budget doesn't allow major updates or fixes, make sure you at least do:
  • A thorough deep cleaning
  • De-clutter
  • Apply a fresh coat of paint on interior walls.
