Boston transit proximity really adds a premium to home prices

Here’s how much

Proximity to public transit can add a serious premium to a Boston home price.

Real estate listings site Redfin analyzed more than 1 million homes sold in the U.S. between January 2014 and April 2016 in 14 major metro areas, including the Boston region.

The analysis included so-called the Transit Score ranking system, which measures the usefulness and convenience of public transportation on a scale of 1 to 100.

In the Boston region, one Transit Score point meant a $3,585 boost in the median sale price of a home—or 1.1% more than a home would otherwise have commanded.

Such a boost from transit proximity made Boston just about unique among the regions that Redfin studied. Only Atlanta had anything like such a price premium from transit proximity.
