The issuance of a foundation and crane permit signals the pending arrival of yet another mixed-use development headed to the booming Fulton Market District. Located at the southeast corner of Lake and Aberdeen, the 0.66-acre site — known as both 165 and 171 N Aberdeen — is currently a parking lot that was once home to the three-story Best Meats building before demolition in mid 2014.
Last year, MCZ Development received city approval for an eleven-story project designed by Hartshorne Plunkard Architects (HPA). The masonry and glass structure will feature 15,000 square feet of ground floor retail topped by 40,000 square feet of Class A office space and 75 dwelling units (eight of which will be affordable rate). In addition to the building’s extensive green roof, a penthouse amenity level will include a sundeck and private dog run.
With 75 stalls reserved for residential use and 65 spots earmarked for office workers and retail patrons, the development’s two levels of on-site parking is pretty high given the walkable neighborhood and the site’s proximity to the Morgan CTA station. Thankfully, the garage is fairly well hidden behind warehouse style windows, matching the office space at the building’s base. With delivery expected in 2017, the Fulton Market is definitely on a roll these days.
