Recent projections show the real estate market is looking good across the US, including right here in the Four States.
Local real estate agents are hoping more of “For Sale” signs pop up soon.
“The number of people who are selling their homes is lower than it’s been in years. We literally have more buyers than we do sellers,” explained real estate agent Thad Torix.
Torix says the housing market is becoming a seller’s market thanks to a few factors, like manageable loan programs and ideal mortgage rates.
“Mortgage rates are still low; they were predicted to actually increase early this year, but we’ve actually not seen that. We’ve seen mortgage rates stay steady,” Torix added.
For sellers like Nicole Doughty, the decision to finally put her house on the market is directly due to the current shape of the real estate market.
“I think that if the market wasn’t doing what it is right now, it’d still be in a thought in the back of my mind but I don’t think I’d be acting on it as quickly as I am now,” said Doughty.
Acting so quickly that Doughty has started showing her house to interested buyers before it’s even listed.
“We just put the sign out in the yard; we’ve already had people looking at it,” Doughty continued. “It’s not even listed, and I haven’t even looked at where I’m going to be for my next home.”
And, the speedy process isn’t the first time Torix has had this happen to one of his clients.
Another homeowner sold a house in only three days.
“We literally had their house under contract, they accepted the offer, before we even had a chance to get it out there on the market,” said Torix.
A report from the National Association of Realtors shows houses in all four of the Four States spend an average of less than 75 days on the market.
“Once you make the decision that you want to sell, like I said, you don’t want to sit around waiting and lowering your price, and wondering, ‘Well, maybe I should have done this or that.’ It’s just been streamlined right straight through,” Doughty explained.
For any buyer or seller, Torix recommends finding a good agent that will let you check their references or speak with past clients. This positive news even trickles down into the community — Torix just made a $1,000 donation to Rapha House in Joplin as a direct result of donating 5% of his recent closings.
