Building Briefs: Lateral; Princes Square; Qudos; Walker Singleton

LATERAL Property Group has acquired a prominent vacant retail unit in Harrogate.

Lateral said it is in discussions with a number of prospective retailers that have shown interest in taking a lease at 6 Cambridge Crescent, currently occupied by Yorkshire Building Society, which is relocating elsewhere in the town centre.

The site is situated at the confluence of the town’s primary pitches opposite Bettys Tea Rooms on Parliament Street.

Marcus Briggs, retail development director at Lateral, said: “Harrogate’s retail economy continues to go from strength to strength. Over 25 new high end retailers have come to the town in recent years including Whistles, Jigsaw, Molton Brown, Apple, Joules, Mint Velvet and L’Occitane, to name but a few.

“6 Cambridge Crescent has a beautiful façade and will provide an opportunity for those retailers keen to join the quality brands already represented in Harrogate.”

Lateral has recently secured planning consent for the transformation of Parliament Street into a dining destination with a new façade for Harrogate House, a relic from the 60s. Jamie’s Italian is anchoring this development.

SGM and Bruce Gillingham Pollard have been appointed letting agents for Cambridge Crescent.

Nick Salkeld, of Fox Lloyd Jones who brokered the deal, said: “Following a successful disposal, we were delighted to have been approached to act as lettings agent for the scheme. Linley & Simpson were looking to improve their presence in Harrogate and the new office has successfully achieved this.”

He added: “The developer has produced an outstanding scheme which has greatly improved Princes Square as a leisure and office destination. The property is now fully let having generated strong interest and is testimony to occupier’s appetite for good quality space.”

THE Bradford office of commercial agents Walker Singleton is reporting high levels of demand for Bradford industrial sites and after concluding a number of lettings leading to two sites being fully let.

A 3,486 sq ft modern unit has been let at Towngate Business Centre on Windsor Street off Wakefield Road on behalf of landlords Towngate to General All Purpose Plastics.

Other occupiers include Plumb Centre.

Elsewhere the final unit of 1,750 sq ft at Wellington Business Park on Sticker Lane has been let to a new company providing PTFE plastic hoses for the pharmaceutical industry.

“Lettings of these units and bringing both estates to a fully let position are an advantage not only to our clients, but also to Bradford as a whole,” said Jonathan O’Connor, associate at Walker Singleton.

“Alongside other recent lettings we have been involved in in the Bradford area including two recent lettings on Commondale Way on the Euroway Industrial Estate and five lettings at Fowler Street Industrial Estate off Wakefield Road, this shows a significant demand within the Bradford industrial sectors. For certain sized requirements within the Bradford district there is now becoming a shortage of available units and as businesses continue their interest in the area this can only be good for the city as a whole.”

Units at Savile Business Park in SheffieldTWO refurbished trade counter units are now available to rent at a South Yorkshire business park.

Developer Primesite UK is now looking for tenants for the units at Savile Business Park in Sheffield.

Lambert Smith Hampton and Eaton Commercial have been appointed to market the units.

Rob Darrington, associate director at Lambert Smith Hampton, said: “After a refurbishment programme, these units provide a unique opportunity for a national or regional trade counter business to trade right alongside automotive giant Halfords Autocentres.

“Halfords opened its Autocentre on the business park last year following its acquisition of Nationwide Autocentres for £73.2m back in 2010; since then the outlet has attracted significant footfall. Global component manufacturer and copier/printer brand Kyocera also has a unit on the site so any business relocating or expanding to these units will be in good company.”

Mr Darrington said the area is also one of the main motor trade locations in Sheffield with nearby occupiers including Just Car Clinic, Guy Salmon Land Rover, Sytner Mini, Lookers Ford, Harratts Volvo and Nissan and Pentagon Vauxhall.

“With generous customer parking and HGV access, the location has already proved very popular with only two units remaining. Savile Street has recently re-established itself as a trade destination and gateway to the city with the opening of the new Tesco Extra and improvements to the Wicker and ring road,” he added.

“There is now a window of opportunity for any occupier to take advantage of the remaining units at Savile Business Park.”
