New in the Neighborhood: Allston-Brighton Update 09/12/19

Allston-Brighton has long been know as the student hub of the city, however, with the opening of Boston Landing and its commuter rail station along with Harvard's Allston developments (current and future) the neighborhood is now attracting non-students to rental and condo options. Currently in Allston 166 units of residential housing under construction, and, there are another 553 approved. In Brighton, there are nearly 1000 units under construction with another 800+ approved in the pipeline.

Let's take a look at some of the multi-family projects recently completed and coming soon.

Brighton

St. Gabriel's Monastery

The first units within the redevelopment of the 11+ acre St. Gabriel's Monastery Site are expected to be available in Mid-November. The project includes four new residential buildings; the restoration of St. Gabriel’s Monastery, and the adjacent Church. In total, St. Gabriel's will include 555 new apartments and 105 condos. Community amenities will include a resort-style pool, a sky lounge with Boston views, along with a 12,000 square foot amenities floor with vintage arcade games, a TV wall, and private conference rooms.

Brighton Marine

Slated to open this winter and leasing now, The Residences at Brighton Marine will feature 100 apartments, all leased with a preference for veterans and their families. The 6-story building will also include 5,650 square feet of common amenity space. The project is being developed by the Brighton Marine Health Center with Winn Companies.

The Saybrook

Just a few blocks from Boston Landing on Market Street, The Saybrook will include 29 luxury condos, a mix of 1, 2, and 3 bedrooms.  Over half of condos will have decks and all feature modern cabinetry with matching Quartz backsplashes and countertops. The building will also offer 32 garage parking spaces along with a fitness center and additional storage options for residents. The Saybrook is now available for pre-sale with over 50% of the homes sold.

Allston

Packard Crossing

An Allston/Brighton update would not be complete without a mention of The Hamilton Company, one of the largest owners and property managers in this neighborhood. The first phase of their Packard Crossing development is wrapping up interior finishing now and will feature 38 apartments, including 3 in the renovated Victorian home that has been preserved on the site. Phase Two of the project will then add another 76 apartments in a new building at 45-55 Brighton Avenue. 

31 North Beacon

Also nearing the tail end of construction is 31 North Beacon Street in Allston's Union Square. This project includes 20 apartments above, just over 2,000 square feet of ground-floor retail. Rental units are ranging in size from studios through two-bedrooms and there will be 20 parking spaces on-site. This project is also located just a few blocks from the proposed Allston Yards redevelopment.

Radius

Radius Apartments, developed by The Mount Vernon Company, opened in early summer of this year. The luxury apartment project features 132 units along with a penthouse solarium, roof deck with grills, sky lounge with demonstration kitchen and a rooftop fitness center overlooking the Boston skyline. Units range in size from studios through 2 bedroom/2 bathrooms.
