15-story South Michigan Avenue tower lands first construction permit

New, 8 comments

The upcoming project will contain 199 residences and medical offices for Rush University Medical Center

Though not expected to make a major dent in Chicago’s skyline, a glassy 15-story mixed-use development headed to 1411 S. Michigan Avenue has been give the go-ahead by the city of Chicago to begin construction on the structure’s foundation and its first six floors. Designed by architecture firm Boarman Kroos Vogel Group (BKV), the project from developer Russland Capital Group will deliver 199 rental units ranging in size from studio to three-bedroom and over 40,000 square feet of commercial space to Chicago’s South Loop. 1411 S. Michigan will also feature interior parking for 141 vehicles and tenant amenities such as a sauna, yoga studio, basketball court, dog run, and outdoor swimming pool.

While the upcoming tower is anticipated to be topped-out and occupied later next year, the project’s primary commercial tenant—an outpatient facility from Rush University Medical Center—isn’t expected to open its doors until the summer of 2018. The healthcare offices will occupy parts of the building’s first, fourth, and fifth floors. The new construction replaces the shuttered National Association of Letter Carriers building which was demolished earlier this year.
