    PROBLEMS WE SOLVE

    No insulation on New Construction
    Here is a section of a home that was built in the last 20 years, which had no insulation over a 2nd floor bedroom. Many home inspectors will note the lack of insulation if none exists but they may not measure for the correct depth in all areas. If you think you need more insulation reach out to our team.
    Insufficient Insulation and lack of intake ventilation
    The image shown depicts an attic of a home that a homeowner had “re-insulated” previously. The prior insulation is visible below a thin layer of insulation. The total heigh of the insulation in this image should be at least 14” from the height of the drywall/plaster. The homeowner did not install baffles and soffit vents which limited the incoming airflow into the attic.
    Unvented Bathroom exhaust and no insulation
    Here is an example of an attic that is starting to get mold due to a bathroom exhaust vent that runs into the space, and no insulation. This customer immediately noticed an improvement in their heating during the winter time after they had insulation installed in the attic. The bathroom fan was routed through the roof with a dedicated roof vent to prevent any mold growth.
    Exposed recessed lighting
    The can lights going into the home should be sealed with covers, and the wood framing of the attic is visible indicating a lack of insulation. Even homes built after 2000 have ventilation and insulation problems that may need solved to prevent future issues.
    MOLD In the Attic
    The mold on the underside of the plywood roof decking is due to no airflow in the attic, and a bathroom fan that was blowing into the attic space instead of outside the home.
    Lack of insulation and uncovered recessed lighting
    Recessed lighting in the attic is often a cause of humidity and condensation in the attic. If the can lights are not sealed properly they will let air from the home escape into the attic and condense on the wood causing mold. When properly sealed and insulated, the humidity will not be able to enter the attic space
    Wet plywood in the attic
    This wood is wet due to humidity in the attic. This was caused by a combination of a bathroom fan that was not hooked up, can lights that are leaking humidity into the attic, and a lack of soffit vents and baffles around the perimeter of the roof.
    Frost on the roof decking and nails in the winter time
    Improper airflow and insulation is resulting in humidity from the house getting into the attic and it’s freezing on the edges of the roof. This is causing mold growth and will continue to get worse unless addressed

    Michigan code did not require bathroom exhaust vents to be sent through the roof until after 2008. Many electricians did not connect the vents to a roof exhaust when installing ceiling fans in bathrooms, and many homes built before 2008 will have excess humidity blowing into the attic.
