Thanks to city revitalization efforts in the late 1990s, 12South is now one of Nashville’s most desirable neighborhoods. Bordered by Wedgewood Avenue on the north and Gale Lane on the south, and loosely by 15th Avenue on the west and 10th Avenue on the east, it is conveniently located and close to just about every part of the city. It is also home to Sevier Park and the Sevier Park Community Center, which includes a gym with an upper-level walking track, a dance room, a fitness center and community meeting space.

Buyers who seek walkability, proximity to restaurants, coffee shops and clothing boutiques flock to 12South. Most of neighborhood's retail stores and restaurants line 12th Avenue. You can find quite a range of dining options, from casual to fine dining. Residents can choose between two coffee houses within walking distance, Portland Brew or Frothy Monkey. All the amenities you can possibly find in an urban community can be easily found in 12South.

12South has its own unique vibe that is like no other neighborhood in Nashville. It is a little country, a little rock and roll, but with an unmistakable air of sophistication. There are signs everywhere that show pride in the classic and country roots of the city. The “I Believe in Nashville” flag is painted on a building wall, and shops like Corner Music remain popular. Boutiques like Imogene + Willie and Trim give the street a vintage yet very hip vibe, because retro is the new contemporary. We cannot forget, however, the plentiful upscale boutiques and fine dining establishments.

If you are looking to live in 12South, get ready to pay for location and amenities. Based on home sales since the beginning of 2016, a typical home in 12South is about four bedrooms, three bathrooms and 2,644 square feet. Half of the homes have garages. You will find a mix of historical bungalows, restored foursquares and new homes with craftsman-inspired looks that fit well into the neighborhood. Homes are selling for an average of $632,089. This vibrant area of Nashville is definitely worth the price tag.
