Your Property New Year's Resolutions

Category Buying & Selling Tips

There are three potential major stages to a person's life and each requires a specific type of housing. Whether you're ready for your first apartment away from the folks, thinking of settling down and starting a family or looking forward to your retirement, there is a property type suited to your needs. Here are the four considerations to take into account when you enter into a new stage of life and start looking for your ideal home.

1. Bond Application:
Before you begin browsing the 'property for sale' sections of newspapers and social media, it's imperative to know what you can really afford. Meet with representatives from various banks and find the best deal for your bond which will also help cater to your new lifestyle. Ensure you have all the necessary paperwork in hand to allow for a smooth process without any delays.

2. Saving for a Deposit:
Once you have found the bank and a bond plan that will work in your favour, it's time to start saving for the deposit on your dream apartment, townhouse, free-standing home, or cluster. Your bank representative will have given you an idea of what price range you should be looking at, and that will give you an estimate on what the deposit will look like. In order to secure the home you want, you will need to have the deposit ready.

3. Area Research:
Each stage of life will have different health and lifestyle requirements, so consider what you might need to be close to in the areas you are looking at. First-time homeowners may want to find a location that is close to work or their families. Growing families will want to look at an area with a good environment, close to schools, shops or a medical centre close by. Those looking to retire will want homes in areas that have a tight-knit community in a safe location. Decide what you want to have close to home and find the area which caters to that.

4. Agent Research:
When it comes to Real Estate Agents, they will usually specialise in a particular area giving them the inside knowledge on what buyers and sellers can expect. Find an agent represented by a professional agency and let them know your area needs and future plans; whether you need a larger house, with rooms for future children, or a smaller apartment or townhouse because the chickens have flown the coop. If you feel you need a swimming pool, a spare room for guests, or a large garden to spend your weekends tending to, let the agent know and allow them to find your dream home.

The perfect property for you to call home, regardless of what life stage you're heading towards, is a New Year's resolution worth taking into careful consideration.
