Why we don't have a budget for our real estate listings

We don't have a budget for our real estate listings because a budget would limit our creativity and the overall effectiveness of our marketing. Instead, we customize each marketing plan based on the needs of our client and the type of property they have to sell. There are many ways to boost a listing with extra marketing. Here are just a few of them. 

10 ways to boost a real estate marketing plan

#1: Create a professional floor plan. Professional floor plans are a nice marketing tool for large and luxury homes. Floor plans help buyers visualize how they will use each room in the house. 

#2: Add aerial photos to the listing. There is no better way to sell a unique setting than to show an aerial view from a drone camera. Check out this link for some excellent examples of aerial photography.  

#3: Create a "doll house" virtual tour. A doll house tour like this one provides a 360 degree view of every room. It's a great medium for showing off all of the upgrades and finishes located throughout the house. 

#4: Create a book about the property. Our marketing books combine professional photos with narrative content to sell the features of the home and neighborhood. 

#5: Tell the story behind the home. Some properties have interesting backgrounds that appeal to a specific, niche audience. Sharing information about a home's history and architecture are two great ways to reach that audience. 

#6: Take out social media ads designed to reach a specific audience. Beautiful photos and a unique story are a great combination for social media ads. Facebook and Instagram are two effective platforms. Ads focused on specific locations and demographics help us reach our target audience. 

#7: Schedule multiple photo shoots in order to get the photos just right. We live in Wisconsin. Sometimes the weather doesn't cooperate with our plans. When this happens we schedule additional photo shoots to ensure we have the highest quality listing photos. 

#8: Take pictures of the surrounding neighborhood. Photos of nearby parks and other neighborhood amenities help us sell the location in addition to the property itself. 

#9: Invest in staging a vacant home. Staging a vacant home provides a huge return on investment, which is why we offer this service to every client who has an empty home to sell. 

#10: Deliver "just listed" or "coming soon" post cards to the surrounding area. This is a great marketing tool in "high word of mouth neighborhoods". These are the locations where residents continually recruit their friends to the area.
