The penthouse located at 711 Tchoupitoulas St. # 403 in the heart of the Warehouse District offers 2,242-square-feet of living space with two bedrooms and two full bathrooms. It has a balcony overlooking Tchoupitoulas Street and is in walking distance to entertainment venues such as Emeril’s, Lucy’s Retired Surfer’s Bar and Harrah’s Casino.
Glennda Bach of Latter & Blum, the listing and selling agent for the property, said the penthouse was on the market for 10 days with one offer. She added that the unit was recently renovated. While the condo complex does not have a fitness room or pool, every unit has a balcony.
Closing thought: Bach has been in real estate for more than 25 years, and she said the market in the Warehouse District has started to pick up after a short lull.
“It was unbelievable last year up until September or October,” she said. I found with the (struggling oil and gas industry) it cooled slightly and has been a little cooler the first part of the year. It seems like it’s starting to pick back up quite a bit.”

David Reso of Audubon Realty, the listing agent for the property, said the home was on the open market for about two weeks before selling. Reso added there were three offers for the bank-owned house, and the buyer made an all-cash offer.
The house also features a deep backyard and a detached garage on a quiet street off Airline Highway near the Belle Terre subdivision. Reso said the house would need a full renovation with $30,000 to $40,000 in repairs as well as a new HVAC system.
Closing thought: Reso, who’s been in the real estate business since 2002, said the purchaser was an investor and was looking to either use the home as a rental or flip the house for a profit.
“I would imagine the buyer would be able to get $100,000 after repairs,” Reso said.
