Long known for its brownstones, larger residential projects continue to change the landscape of the South End. Currently, there are over 1,100 residential units under construction with another 550+ approved including what will be Boston's first major co-living project, 7Ink by Ollie. With top restaurants, numerous quaint parks, and art studios and galleries, the South End continues to be one of Boston's most dynamic neighborhoods. Let's take a look at some of the recently completed and upcoming residential projects.

88 Wareham

A certificate of occupancy was issued last month for the 27 luxury condos at 88 Wareham. The one and two-bedroom homes feature modern finishes including Baltic Wood Elite oak flooring, Caesarstone countertops, white gloss cabinetry, and white glass tile backsplashes. The building also has a fully automated parking garage and a landscaped rooftop terrace.  

The Factory at 46 Wareham

The Factory at 46 Wareham has restored the facade of an existing historic industrial building and added an addition to create a mixed-use project next door to 88 Wareham. A CO was issued earlier this month for the Holland Companies project which includes 18 condos along with over 30,000 square feet of office space. 

The Cosmpolitan

This renovation of the historic Immaculate Conception Church and adjacent Link Building will create 63 apartments just across from the Boston Medical Center. Select residences will feature private outdoor space and most will also offer preserved original details such as arches and stained glass windows. The Cosmpolitan is expected to welcome residents in the coming months.

The Smith

Under construction now, with first units expected to open in the spring, The Smith will bring 650 residential units to the 3-acre Harrison Albany block site. Along with the office space and retail, the project will also include a one-acre park will bisect the development allowing for a better pedestrian pathway through this section of the South End.

1065 Tremont Phase II

1065 tremont

Recently completed on South End/Roxbury border, 1065 Tremont Phase II adds 28 apartments to the existing 1065 Tremont building that was completed in 2016. Units range in size from 1 bedrooms through 4 bedroom duplex homes. The project is located just a few blocks from the Orange line and Northeastern University.
