Record-breaking droughts, extreme heat, and megafires exacerbated by climate change have established a new normal that threatens communities and challenges the future of our built environment. These climate impacts severely affect communities where there continues to be population growth, building tension between heightened risk and real estate demand. This session will feature best practices and case studies for incorporating water-saving, heat-mitigating, and fire-wise measures into real estate projects, which help mitigate those risks and enhance asset value and resilience.

Buildings as Carbon Banks: The Future is Now

Mitigating climate change is the ultimate design challenge. Our buildings and cities account for 45% of all GHG emissions, including their operational energy and upfront carbon (or embodied carbon). We have little time to reinvent our low carbon future, and to succeed we have to make our buildings and cities better than ever before. In this session we propose we are at a moment of transformation, from construction as-we-know-it, to a paradigm of low-carbon manufactured assembly: more efficient, inspired, less wasteful and setting the stage for recyclable cities. Examples include recently completed buildings ranging from public buildings, offices, classrooms and […]

Global Capital Flows into the U.S. Living Sectors

Cross-regional capital flows totaled US$30.5 billion in the first half of 2023, down 52 percent from the first half of 2022. This can be attributed to less capital flows from North America into the European markets amid high interest rates, constrained debt markets and economic uncertainty. While cross-regional capital flows are down, there is dry powder on the sidelines and investors are eager to deploy into the U.S. living sectors. The ultrawealthy are increasingly turning to the living sectors as an investment. Berkadia’s Dori Nolan and Knight Frank’s Ed Owen will offer insight into global capital flows – specifically cross-border […]

Dancing with the Governor: Redevelopment when the State is your P3 Partner

In what has become the largest redevelopment project in state history, Utah released the 600 acre former state prison site in Draper, UT (Salt Lake City region) for development proposals in early 2022 after nearly 2 years of intense planning, study, and public engagement. Cities redevelop properties all the time, but it is rare when the redevelopment authority is a state agency. As a result, a new toolkit was created to plan, solicit development interest, finance the infrastructure, and manage the development agreement requiring state bonds, changes in state legislation, and ultimately, the Governor’s signature. Low Investment, High Impact: Creative Approaches to Adaptive Reuse for the Rest of Us

Historic districts in older cities, with their exposed brick and ancient timber, make for enticing adaptive reuse projects, but how do we approach the more recently built urban areas around the country that don’t have those great bones? We’re talking about buildings and neighborhoods that are visibly outdated and no longer well positioned to compete for workplace, hospitality, and residential uses. While these places are too new to be replaced due to higher carbon footprints and renovation costs, they can be reimagined and reinvented using far fewer resources than ground-up development. RIOS Studio Directors Sabina Cheng and Nate Cormier delve […]

The RRC Presents: Leveraging Adaptive Reuse for Downtown Revitalization in Multiple Markets

The unfolding story of declining office use, rapid civic change, and shifting work patterns has created an obvious (and yet to be fully defined) need for adaptive reuse in city centers, suburban office developments, and smaller markets alike around the country. In addition, the remote and hybrid work trend that accelerated during the pandemic resulted in net migration away from gateway cities to secondary cities and emerging markets. Since its creation in 2012, ULI North America’s Redevelopment and Reuse Product Council (RRC) has engaged and collaborated around adaptive reuse opportunities, trends, best practices, challenges, and solutions. Solutions to the Housing Crisis: Building “Missing Middle” Workforce Housing

The State of California has set an ambitious goal to build 2.5 million housing units by the end of 2031 as part of the State’s 6th Cycle of Regional Housing Needs Allocation (RHNA), allocating roughly 420,000 units, for Moderate Income (80-120% AMI) residents. The challenge for cities and local planners is how to encourage the development of this notoriously difficult “missing middle” housing. While government subsidies exist for Low Income housing development, there are no subsidies or assistance programs to develop Moderate Income housing. Statewide, the average cost of projects to house low-and moderate-income families is well above $500,000 per unit. How Commercial Landlords Can Attract Anchor Tenants to Long-Term Leases

The success of a commercial real estate project depends on multiple factors, including location, amenities, and construction design. But securing an anchor tenant for a commercial property can be the single most important factor in making a project a success since anchor tenants bring credibility to a retail center or an office building—increasing the attraction of the property and the character of a neighborhood. But getting a commercial tenant to commit to a long-term lease can be challenging for brokers. Negotiating the best lease agreement can be difficult without having to sacrifice rent breaks or major tenant allowances. Building owners […]

Highway “Cap and Stitch” as an Opportunity for Equitable Economic Development: The Austin Experience

Historically, major highways in American downtowns have divided communities and resulted in racial and socioeconomic injustices. Now, they present opportunities to right past wrongs and achieve greater prosperity and equity. Many cities across the country are experimenting with the “cap and stitch” concept, which aims to shrink the footprint of the highway; cap the lowered highway; and stitch the bridges. Cap-and-stitch projects are major market makers for the real estate industry. First, improvements to infrastructure access and the public realm increase market demand. Second, through newly built caps, additional developable lands are provided. However, without careful planning, these new opportunities […]

In this session, we’ll explore how purpose-built digital technology is the key to matching home buyer demand, and how it is reducing manual effort, automating core processes, and making builders and developers more efficient from lots to homes to residents.

Transforming Downtowns into Mixed-Use, Mixed-Income Neighborhoods

Downtowns were significantly disrupted by the shift to hybrid work in response to the COVID-19 pandemic. Less foot traffic in these areas has negatively impacted retail, small businesses, public space, transportation, and public safety. Many cities are experiencing declining demand for office space, an essential component of their local commercial markets, while at the same time facing housing shortages and rising construction costs. This session will feature the recent work of ULI members through Advisory Services Panels and Technical Assistance panels to address these challenges. Presenters will draw from their expertise and experience in downtown revitalization, office conversions, and housing […]

How Can We Revive the Downtown Core?

Downtown Los Angeles (DTLA), once a 9-to-5 neighborhood, was on the up-and-up with 24-hour activity and spilling east into the new trendy Arts District neighborhood. However, as primarily an office market, DTLA was hit hard during the COVID-19 pandemic; concessions for office, multifamily, and retail abounded. What’s next for L.A.’s downtown core? Hear from experts in the market to discuss strategies, opportunities, and case studies for office repositioning, reviving retail, attracting tourists, and drawing residents back to downtown.

Connecting with Utility Providers to Source and Optimize Green Power

As real estate firms set decarbonization goals for net zero carbon operations, renewable energy is proving to be a more and more important part of the journey to achieve it. Representatives from the public/private utility will share the stage with real estate partners and practitioners to discuss their success in partnering to add to the business case that enables accelerated building decarbonization. What’s Old Is New Again: Promoting a Circular Economy through the Development Industry

One of the greatest challenges of our time: every new building emits greenhouse gases, and the city of Toronto needs to build housing for 3 million new residents by the same year it becomes net zero. Worldwide, the only solution to building more and polluting less is through the adoption of a circular economy and culture of material reuse, and developers have an unrivaled power to implement this necessary paradigm shift at an urban scale. Using our own salvaging pilot project at The Yards in Toronto as a backdrop, we propose a multidisciplinary panel discussion on the opportunities, challenges, and […]
