The weather is heating up and so is the demand for property in South Australia.

Our latest Top Sellers’ Markets data reveals South Australia is the hottest state in Australia for sellers. It’s an impressive achievement: this is the sixth time South Australia has taken the top spot since October 2012.

Victoria topped the list in July and still makes an impact in the latest data, with two suburbs from the state featuring in the hot list.

And although South Australia is number one, New South Wales dominates with six suburbs making the cut.

What does Top Sellers’ Markets mean?

The realestate.com.au Top Sellers’ Markets report ranks suburbs according to supply and demand. Suburbs that perform strongly are in high demand from buyers, and if you own a property in one of those areas, it could mean now is a great time to sell.

If you’re searching for property, the lists will help you know which areas are experiencing the greatest competition around the country.

Here are the top 10 suburbs nationwide with the most people searching per listing:

Georgie Todd from Harris Real Estate in South Australia says they always get a large number of enquiries for properties in popular Parkside due to the value it offers and its close proximity to the city, parklands and trendy restaurants and cafes.

“The average price of properties in Parkside is really affordable at around $600,000 and that gets you a fantastic property in this area. Young professionals are buying the smaller, two-bedroom homes which are in high demand. There are also bigger houses in the area to accommodate the family market moving in,” Todd says.

New South Wales

A northern Sydney suburb has been revealed as the NSW area with most buyer demand, with Cherrybrook claiming the top spot.

Craig Wang from LJ Hooker grew up in Cherrybrook and says the area is popular with young families because of the various top schools in the neighbourhood, the large land available and also the proposed North West Rail Link infrastructure plan.

“I can only see demand for this area increasing in the future”

“The primary and secondary schools in this area are highly ranked in the state. It is common for young families to stay here and send their children to schools in the area until they grow up and move out. People also see the value in buying property here. Cherrybrook is getting its own railway station due for completion in five years. I can only see demand for this area increasing in the future,” Wang says.

“Cherrybrook has two of the main retirement villages in the area, which is really attracting the senior demographic. Often, we will also receive many enquiries about property here from families overseas looking to settle in New South Wales. The interest in property we get from overseas buyers really reflects the diversity in Cherrybrook.”

Queensland

Holland Park has claimed top spot as Queensland’s most in-demand suburb once again.

“Residents are proud of their properties and are choosing to stay in the area for a long time. People aren’t looking for a sea change when they move here, they are drawn to the beautiful character homes and the large land size Holland Park offers,” Drescher says.

Northern Territory

Howard Springs again claims the title of the Territory’s hottest suburb.

Ken Jones from Litchfield Realty says the proximity of Howard Springs is to Darwin and Palmerston makes it a desirable spot for buyers who want bush appeal but modern convenience.

“Being near these central hubs means people can still be close to the city while living in the more spacious and quiet area of Howard Springs,” he says.

“There’s a high amount of heat all year round in the Territory so if there is an opportunity to live in an area that offers a larger space and is away from the hustle and bustle of the city, people are going to take it.”

Paul Tonich, Principal of Altitude Real Estate, has lived in Mount Hawthorn for many years and says the community lifestyle stayers.

“My brother, parents and grandparents have all moved to Mount Hawthorn as they don’t want to be far from their friends and family. It’s quite common for people to move to neighbouring areas to stay close to their grandchildren or children. They see the value in living here and as most people have grown up in this area; everyone knows each other,” Tonich says.

“People look to buy, rent and invest here,” Todd says. “Parkside appeals to a diverse demographic which is demonstrated by our mix of properties available in this area.”

In addition, retirees often search for a smaller property that offers value and is closer to the city once their children have moved out of home. There is a sense of serenity in East Melbourne that really appeals to retirees that want to enjoy the city lifestyle.”

Australian Capital Territory

High demand for property in Belconnen has put this popular area in the spotlight as Australian Capital Territory’s hottest suburb for sellers.

Local agent Benjamin Ling, from Ray White Belconnen, says the general population of ACT is quite active and is attracted to the energetic lifestyle Belconnen offers.

“Belconnen is home to the Australian Institute of Sport and Canberra International Sports and Aquatic Centre. It’s also close to the GIO stadium that hosts the popular Canberra Rugby Union matches. Along with sporting attractions, Belconnen also offers many national parks and walking tracks to accommodate outdoor activities. You can often find locals bushwalking or cycling along these tracks surrounded by scenic views,” Ling says.

While Belconnen offers an energetic lifestyle, this area also provides opportunities to relax and unwind, only being a short drive from the Murrumbateman Wineries and Yass Valley wine region.

“Canberra in general is really evolving into a fashionable hub and Belconnen is right in the middle of it. With so many employment opportunities as well, it is no surprise families are choosing to settle here.”
