D-FW was one of the top data center markets in 2017

D-FW was the second fastest growing U.S. data center market in 2017.

The final figures are in.

And Dallas-Fort Worth was the second busiest data center market in the country in 2017, according to a new report by CBRE.

Only Northern Virginia had more new data center projects last year, the commercial real estate firm said.

New D-FW projects added about 51 megawatts of capacity to the North Texas market.

And another 38.3 megawatts of data center projects are still in the works here.

"Compass, CyrusOne, DataBank, RagingWire and QTS all have new construction projects underway in D-FW with 2018 delivery date," CBRE analysts say. "CBRE projects that 2018 should be a strong year for wholesale and retail colocation leasing.

"In addition to a robust pipeline of demand, market conditions in Dallas remain ideal for companies seeking a competitive set of options for both wholesale and retail offerings."

About 20 percent of the data center projects under development are already leased.

The construction this year is a combination of new projects and additions to existing facilities, said CBRE's Haynes Strader.

"You had expansion of several facilities," Strader said. "You also had several new buildings come up."

Because of its central location and attractive utility costs, D-FW has been a hot spot of data center development in the last few years.

With major firms moving to the area and population growth soaring, that's likely to continue over the short term, property brokers say.

"There will be plenty of construction activity in 2018," said CBRE's Brant Bernet. "It's getting eaten up just as fast as it's built."

But don't expect North Texas to catch up with Northern Virginia.

"They are more than double the construction Dallas is," Bernet said. "Their absorption this year is expected to be somewhere between 90 and 100 megawatts."
