She cringes when she sees me coming. I don't spin. One example - she was telling my clients that the 7 ft ceiling in the basement would feel higher if they took out the walls and opened it up - I said no, that will actually make it feel lower. She should have retired a long time ago - it is just a game for her, she doesn't need the money.

If you are going to make (significant) changes to the project after buying - residential or commercial - please consult am architect/designer or contractor - you'll get a better feel for the implications other than "Oh, that won't take much." I'm jacking a garage up on two sides to level the floor in the studio above it of a 102 year old house - the "footing" (bottom of the brick wall) was six inches below grade when it should have been 3'6 and it was built on fill and there is a 9 ft dia, 12 ft deep cistern under the corner of the garage - I still don't have the punchline for that one - one thing at a time. For now we will hang the first floor off the second and support the whole thing on pier footings - one inside the garage, one outside. A long way to go, a lot of past cobbling to undo - this was originally a "carriage house". You can see the lid on the cistern in the photo and there is 3 ft more over dig around the cistern - no terra firma in the right place - can't put in a frost footing. We'll use the beam to support a balcony (and the second floor) that will lead to the quilting studio through some French style patio doors.
