The Bronx isn't immune to the same development boom that the rest of the city is experiencing. New residential projects of all stripes—some developers like WHEDco have taken to creating fully affordable apartment buildings in the borough—as well as new commercial and retail developments are springing up, particularly in the South Bronx. With its proximity to Manhattan, the South Bronx has become the epicenter of The Bronx's new development surge. But that doesn't mean other parts of the borough have been left out entirely—City Island saw its first new condo complex in over a decade.

136 Alexander Avenue

Located relatively close to the Harlem River in Mott Haven, this property will see the rise of a relatively modest four-story building with five loft-style rental apartments to be built by JCAL Development. The rental building is currently under construction, and the one-bedrooms there will charge $2,200, whereas as the two-bedrooms are priced at $2,700.

221 East 138th Street

Construction will soon get underway on a seven-story condo building that will bring 50 apartments to the Lower Concourse Rezoning Area. It's the first market-rate condo building for that region. An earlier version of the building also had 20 percent of its units as affordable housing, but that has since been nixed. Studios at this Tahoe Development building will likely start at $330,000.

2401 Third Avenue

Perhaps the largest the of the new developments proposed for the Bronx, this one is located in Mott Haven, and could involve the construction of up to six new, 25-story residential towers. The towers will be spread out over two locations at 2401 Third Avenue and 101 Lincoln Avenue. Somerset Partners and the Chetrit Group purchased the sites for $58 million, but plans are still in the early stages.

320 West Fordham Road

It's more than a year since this site first went on the market, but it's still available, and it's now asking $29 million, according to the Cushman & Wakefield listing. Located on an industrial lot right next to the Harlem River, the site offers up nearly one million square feet of residential development.

40th Precinct

Starchitect Bjarke Ingels is behind the plan to create a new home for the 40th Police Precinct in the Bronx, which will be located on a city-owned lot along East 149th Street, further up north from it's current location at 257 Alexander Avenue. Being built at an estimated cost of $50 million the design is intended to resemble a stack of bricks. The new building will span 43,500 square feet and come with a community meeting room located within the precinct itself, a first for the NYPD.

440 Exterior Street

The Exterior Street project is just one of three planned developments by Treetop Development LLC. Details haven't yet been released for the projects at 440 Exterior Street and 125 East 144th Street, but what is known is the fact that they will both be tall rental buildings with affordable units. Prices will range from $1,700 to $2,000.

530 Exterior Street

This Mott Haven project involves three buildings: two residential buildings and a hotel. The first of the residential buildings will be located at 530 Exterior Street, a 13-story building with 157 apartments. The second will be a 12-story building with 136 apartments at 491 Gerard Avenue. The 152-room hotel will be located at 110 East 149th Street. The three building project is being developed by Monadnock Construction (the folks behind NYC's first micro-unit building) and designed by Dattner Architects.

859 Sheridan Avenue

Concourse Village will soon be home to an 11-story, 83-room hotel that's being designed by Flushing-based architect Michael Kang. Amenities in this hotel, which will rise 114 feet, include a fitness center and a breakfast area. Plans also call for a pharmacy on the ground floor.

960 Prospect Avenue

Thessalonia Manor, as this project will be known, will bring 120 units of affordable housing to Morrisania. It includes two buildings rising next to each other right across from a church; one will have 54 apartments, and the other 66. Developed by Urban Builders Collaborative and CMC Development, the James McCullar Architecture-designed buildings will be configured into one, two and three-bedroom units.

Bronx Commons

A collaboration between the Blue Sea Development Corporation and Women's Housing and Economic Development Corporation (WHEDco.), this project will bring 303 affordable apartments to Melrose when it is complete. Also coming are a permanent home for the Bronx Music Heritage Center, recreational space, retail, and a green roof.

Bronx General Post Office

This 175,000-square-foot space is currently being transformed into a multi-purpose venue with ground-floor retail, commercial space on the upper floors, and a smaller post office. Once complete next year, the building will be known as Bronx Post Place. The project is being developed by YoungWoo & Associates with the design work carried out by Studio V Architecture. Another new addition to the building will be a rooftop restaurant.

Kingsbridge Armory

The fate of the Kingsbridge Armory is now uncertain with developers struggling to raise enough funds to see through its conversion into an ice-skating center. The city won't hand over the lease to the developer until the latter has acquired the requisite funds, while the developers says it's impossible to raise funds without the transfer of the lease. Plans so far call for the conversion of the five-acre armory into a hockey stadium, eight additional rinks, and a community center.

On the Sound City Island

This massive project is currently under construction, and will be the first new condo project on City Island in over 15 years. Plans call for the creation of 43 two-family houses, and one, single-family house. Ten of these units have already been built, and 26 of the total units are in contract so far. The project is being developed by Greystone and designed by Kutnicki Bernstein Architects.

Promenade Apartments

More a renovation than a full-scale development, this former Mitchell Lama building is getting an upgrade courtesy Nelson Management and L+M Development Partners. Additions to this Marble Hill building include an outdoor deck with cabanas, new elevators, and improved heaters and boilers. Though technically a part of Manhattan, Marble Hill is still on this list for those who fight to reclaim it as part of the Bronx.

Webster Avenue and Bedford Park Boulevard

The New York Botanical Garden is now considering proposals to potentially develop on a plot of land at Webster Avenue and Bedford Park Boulevard. The plot could be turned into 300 apartments, a hotel with 125 rooms, and 12,000 square feet of retail. The planned development came about from a 2011 rezoning of an 80-block area along Webster Avenue to promote residential development.
