LEED Platinum Rehab Sells in Fairmount

The Slusher residence at 818 N. 27th St. in Fairmount is now the former Slusher residence, as the first LEED Platinum-certified rehabbed house in Pennsylvania has been sold.

It did take a while, though. The house first went on the market in November 2014, a few years after its owner concluded a three-year-long renovation project that earned it that first-in-the-state LEED Platinum certification for a rehab.

The collaboration involving Canno Architecture, Think Green Landscape Architecture, Walnut Tree Construction and the Energy Coordinating Agency of Pennsylvania produced a home as striking visually as it is intelligent and eco-conscious in its bones. Greenery abounds, from the two vegetative roofs to the vines climbing up its front and the lushly landscaped rear garden. A Smarthome system allows the owner to adjust the climate control system, lighting, sound and security remotely via phone or computer. The floors are made of reclaimed white oak, the double-paned, argon-filled windows provide extra insulation, and a gray-water recycling system reduces water consumption by 5,000 gallons annually. All this was enough to earn this house the top spot on Property’s Best Houses of 2014 list.

The house had its asking price cut to $1,099,000 in July and $899,000 in the fall; the final sale price was $849,000. Marion Dinofa of BHHS Fox & Roach Realtors in Bryn Mawr handled the transaction. Now that it has a new owner, we figured it was time to take one last look at this jaw-droppingly gorgeous home.
