Cool Space: Properties to watch

Address: 600 S. Broadway

Space: 3,312 square feet

Previous use: tavern

Contact: Patricia R. Palumbo, director of leasing and marketing at Klein Enterprises [email protected]; (410) 902-0290

Klein Enterprises believes this two-story corner structure in the historic Fells Point neighborhood would make a great home for a restaurant.

The property is part of the larger Marketplace at Fells Point redevelopment, located at 600 S. Broadway St., which includes 27,880 square feet of retail/office space beneath 160 apartment units.

“We’re waiting for the right local restaurant operator to come along. We think it’s a great space for a local restaurant,” said Daniel Klein, president of Klein Enterprises.

The company is looking for a tenant that would be able to make creative use of the full building and its 3,312 square feet. The building features windows running along Fleet Street and South Broadway that provide a ton of natural light and a corner entrance that’s a throwback to an earlier era of retail space in Baltimore.

“It’s very unique to have historic buildings down there that have been fully modernized on the interior while managing the historic character. So we have exposed brick. During construction we were able to peel back layers and years of renovations and expose the historic columns dating back to probably 100 years ago,” Klein said.
