Small, inexpensive fixes around the house can save thousands of dollars down the road. Before winter sets in, now's a great time to survey the house and see what needs preventive maintenance. Here are a few for the to-do list:

Seal roof flashings.

Clean gutters and flush downspouts to prevent improper roof drainage and basement leaks.

Caulk exterior trim, windows and doors to prevent water seepage and leaks.

Replace missing roof shingles.

Extend or install downspouts or splash blocks to prevent basement leaks, flooding and soil erosion.

Trim trees near house and roof to prevent damage to roof and siding.
